One of the most important conversations I have with a seller happens before the home ever goes on the market.

What is it actually worth?

I look at recent comparable sales, current competition, the condition of your home, its location and what buyers are responding to in the Edmonton real estate market.

And I'll be straightforward with you.

I'm not going to suggest an unrealistic price because it's the number you want to hear or because I want the listing. Overpricing can cost valuable time and make it harder to position the home properly later.

I'd rather give you an honest opinion from the beginning and build the selling strategy around real numbers.

Selling Your Home Starts Before the Listing Goes Live

There's more to selling a home than putting it on MLS® and waiting for someone to make an offer.

Before we list, I'll help you look at the property through a buyer's eyes.

We can talk about what may be worth fixing, updating, or preparing before the home hits the market and where I don't think you need to spend money.

I've seen homeowners put thousands of dollars into improvements that buyers barely notice or would have changed themselves anyway.

Sometimes a few strategic changes can make a difference.

Sometimes the best advice is to leave something alone.

That's why I prefer to see the home before you start spending money getting it ready to sell.

There May Be More Than One Way to Sell Your Home

A traditional listing is the right choice for many Edmonton homeowners.

But not every seller has the same priorities.

If your goal is to get full exposure to the market and I believe your property is well positioned to attract buyers, I'll usually recommend listing it traditionally.

In other situations, convenience, timing or the condition of the home may matter just as much.

Depending on your property and circumstances, you may also have the option to explore a cash offer.

That can be worth considering if:

  • You need to move quickly.

  • You don't want regular showings.

  • You're going through a major life change.

  • The home requires significant repairs or updates.

  • Keeping the property ready for buyers would be difficult.

  • You simply want to understand another option before deciding.

A cash offer isn't automatically better than listing, and listing isn't automatically better for every homeowner.

I'll help you look at what each option could mean for your situation and give you my recommendation.

What Happens When You Sell Your Home With Me?

1. We Start With Your Home and Your Plans

Before I recommend anything, I want to understand the property and what's prompting the move.

Are you relocating? Downsizing? Buying another home? Going through a separation? Trying to sell a property that needs work?

Your timeline and priorities matter because they can affect the strategy I recommend.

2. I Evaluate the Property and Current Market

I'll look at your home alongside recent sales, current listings, neighbourhood activity and the properties buyers are likely to compare with yours.

That gives us the information we need to talk realistically about value and pricing.

3. We Decide How to Position the Home

If listing on the open market is the right choice, we'll talk about what should happen before the property goes live and how I recommend positioning it.

You don't need to become a real estate marketer or figure out every detail yourself. That's my job.

4. I Manage the Listing, Marketing and Buyer Activity

Once the home is on the market, I manage the selling process and keep you informed about what is happening.

That includes buyer activity, feedback, offers and anything we may need to adjust along the way.

5. We Review Offers and Negotiate

The highest number on an offer isn't always automatically the best offer.

Price matters, but so can conditions, deposit, possession date, financing, and the likelihood that the transaction will actually close.

I'll walk you through the offer, explain what matters and negotiate with your interests in mind.

6. I Stay Involved Through Closing and Possession

An accepted offer isn't the end of the transaction.

There are conditions, deadlines and details that still need to happen before possession day.

I'll keep you informed through that process so you know what is happening and what comes next.
