This surge to find affordable living could lead to new Edmontonians looking to find a forever home in their price range. As a large and established city, Edmonton has many wonderful neighbourhoods which offer a variety of properties and price points!

I’ve compiled some of the top data, rankings, and communities based on livability and current market prices. So here are the best communities in the Edmonton area – in no particular order, of course!

Terwillegar South

Terwillegar South is located in Edmonton’s southwest and is one of the seven neighbourhoods in Terwillegar Heights. While housing prices have dropped in Terwillegar South, it remains one of the most sought-after communities.

In a report by MoneySense, Terwillegar South is the third-best community to live in Edmonton. Out of 5, they ranked the overall value of the community as a 3.2. In terms of accessibility, such as transit, it ranked 2.2. It scored a 5 in economics, indicating a high income and education level in the neighbourhood. It’s also great for families, with 51% of households having kids.

Zolo also ranks Terwillegar South as one of the hottest neighbourhoods. According to Zolo, the average sale price is $275K, and 40% of the listings sell within just ten days.

AreaVibes gives Terwillegar South a livability of 71/100, which is considered excellent. In addition, the real estate prices are 12% lower than the Edmonton average.

Summerwood

Summerwood is located in the northeastern part of Sherwood Park. Like other Sherwood Park neighbourhoods, it offers plenty of natural scenery by a creek and quick access to Edmonton.

MoneySense ranks Summerwood as the 13th in its best communities to live in Edmonton, though technically located in Sherwood Park. It ranks 3.3 out of 5 in overall value and has a high economic score of 4.4. As for children, 45% of households have kids.

Zolo ranks Summerwood as the second-best neighbourhood in Sherwood Park for real estate. The average sale price was $394K, and 50% of homes sold above the asking price.

Summerwood has a livability score of 84/100, according to AreaVibes, which they consider exceptional. Real estate prices here are 17% lower than the Strathcona County average.

The Hamptons

The Hamptons is on the western edge of Edmonton. It’s a fairly new and a quiet part of the city, perfect for families. Most of the homes in the neighbourhood consist of single-family houses.

The Hamptons hold the #9 spot in MoneySense’s report. It has a high economics report of 4.7 out of 5 and an overall value of 3. In 2021, there was a 12% growth and a 2% growth over the previous five years.

Zolo gives The Hamptons the #23 spot for the best communities in Edmonton. The average home sells for 292K.

According to AreaVibes, The Hamptons has a livability score of 81, which they consider excellent. The crime rates are 24% lower than in the rest of Edmonton, though the real estate prices are 12% higher than average.

Maplegrove

I can’t ignore MoneySense’s number-one pick for the best communities in Edmonton: Maplegrove. Once again, Maplegrove is technically in Sherwood Park. Mostly comprised of single-family homes, the area boasts large trees and outstanding parks and amenities.

According to the MoneySense report, Maplegrove scored 4.5 out of 5 for economics and 5 for value. It did get a low accessibility score of 0.5 – since the area isn’t very walkable. In addition, 47% of households have children.

According to Zolo, Maplegrove holds the #20 spot for the hottest neighbourhoods in real estate. The average selling price is currently $333K.

AreaVibes gives Maplegrove a livability score of 83/100. Real estate prices are 27% lower than others in Strathcona County.
