6 Ways to Add Value to Your Home

Selling your home can seem like a bit of a competition - especially in the Spring and Summer when there are tons of other homes on the market.

That’s why it's always a good idea to invest money into home renovations and maintenance, either periodically throughout your ownership of that home or before you plan on selling your home. Ensuring your home is up to date and modern is a great way to increase the value of your home and to give you that competitive edge when selling.

We’ve made it no secret that 2021 is the time to buy or sell your home (check out our blog posts here and here to find out why), so if you want to spruce up your home before selling, or you’re planning on some renovations for your recent buy, here are 6 great ways to add value to your home.

1. Get it Inspected

This may seem like an odd suggestion, but getting your home inspected periodically and before selling your home is a great way to identify problems that could drive down the value of your home during the selling process. Often inspectors can identify problems we wouldn’t notice ourselves like small problems such as a water leak that could become bigger, costlier issues later on. Additionally, you are demonstrating to interested buyers that you’ve recently had it inspected and have fixed any issues.  This also shows that your home has been well cared for and maintained - which can be a major selling feature for some, especially with older properties.

2. A Fresh Coat of Paint

A fresh coat of paint can transform your space - making it look modern and clean - especially if you are covering up drab beiges or bright colours with vibrant whites. With such a considerable impact, painting your home is one of the easiest and most cost-effective ways to add value to your home. When you’re selecting paint colours, keep in mind that neutral colours appeal to the greatest number of people.

3. Update Your Kitchen

Your kitchen is easily one of your home's greatest selling features, so don’t be afraid to invest a little money in maintaining or fixing it up. That being said, kitchen updates don’t need to be costly.

Updating one or a few elements in your kitchen such as a stained sink, old cabinet handles, an ancient faucet or an old white microwave can be great first steps. If you aren’t afraid of really investing in your kitchen, big cosmetic upgrades such as new cabinets, countertops, backsplash, and replacing old appliances with stainless steel are sure to boost your home’s value.

4. Bathroom Remodel

Just like your kitchen, your bathroom is another no-brainer remodel that you can boost the value of your home. Replacing an old faucet, sink, vanity, tub, shower, and especially the toilet can be the key to giving your bathroom a new more modern look that can result in buyers dreaming about their potential spa days in that space. If you replace your tub or shower - consider making the upgrade to tiled walls or showers to truly make the space scream luxury.

5. Two Words: Curb Appeal

It never hurts to impress guests and potential buyers before they can even get through the door. Updating old siding, stucco, or even roofing with newer materials in neutral or sometimes bold colours can stand out compared to other houses in the neighbourhood and is a great way to add value to your home. You can take it a step further by adding a fresh coat of paint to your deck or patio, a splash of colour to your front door, and even add unique house numbers. Of course, maintain your landscaping by ensuring grass is mowed and plant low-maintenance flowers or trees - upgrades that are sure to have potential buyers dreaming about summer BBQ’s before they even enter the house.

6. Finish Your Basement

Finishing the basement in your home may seem like both a big investment and a big project in terms of home renovations. However, it can’t be denied that it increases your property’s amount of usable space. Your basement can be a great place to add that additional bedroom and bathroom you’ve been missing, or it can be a great place for a home theatre that's the perfect place to watch the latest Oilers Game.

However, you must be careful as a basement renovation does not equal a dollar-for-dollar return.  Thinking of finishing your basement?...call me for advice about the use, your neighbourhood, and the buyer’s demographic before starting.
